What do we do for you?
The normal stuff:
Of course, we are going to collect
your rent and distribute it quickly each month to you. Sure,
we will provide you with detailed statements reflecting all
activity. We know you hate to be surprised and we will be
communicating with you if any maintenance concerns arise on the
property. Naturally we will send you copies of the paid invoices
along with your monthly statements. Sure, we will
coordinate the maintenance with the tenants. We will make
sure they are familiar with their homes and what they need to do
to maintain those homes. You bet, we are going to heavily
screen potential applicants utilizing national credit, criminal
and eviction reports and a bunch of other stuff....the internet
is so friendly these days. Yes, we will keep you in the
loop all through the process. Naturally, we will market
your properties (probably not like everyone else). Just
like you, we really don't like it when your home sits empty.
We know as long as a property is vacant you are not going to be
happy.....no matter what.....and you should not be, so the goal
in our company is to get it rented as quickly as possible with a
good tenant (remember, they move in with us)! Yep, we
inspect frequently while vacant. We are experts in the
market and know how to position your home in the market to get
leased faster than the competing properties.
Of course, we will be inspecting
your home. Absolutely, we will handle the security
deposit dispositions and move out process when tenants vacate.
Yes, we will educate them prior to vacating just how we expect
the home to be left. We have a really informative manual
that our tenants just love, we do too, (and so will you) because
we get our homes back in such good condition! We have an
attorney prepared lease that protects you. These are just
some of the basics that every good property manager SHOULD do
for you.
Of course, we will do all of that "normal stuff"
Let's talk about what some of the extras are that we will also
do for you...
First of all we will communicate.....some
might even say, too much.....but you won't say, I did not know,
they never call back, I can't ever reach them, etc., etc.
We won't just say it......WE WILL DO IT!
Second, we treat expenses to your home as though we are
personally writing the check. We treat your money with
great care, both the accounting for it and the choice to spend
any of it.
Third,
we have been doing this a day or two......our advice based
on years of experience will become one of the things you most
appreciate about us.....our Owner's tell us that all the time!
We will actually leave our offices and get out in the field
and just for the heck of it drive by your home and see if we see
anything "unusual" and yes, we will be proactive if we do.
Ask me the story about the trampoline sometime........Of course,
we will also have routine inspections that we coordinate with
the tenants.
If you are looking for a Property Manager because (ok, I
will say it).....you thought it would be easy and you leased it
yourself and now you have to evict. Where do you start?
We have a discounted eviction program that we have set up just
for you.
We will coordinate everything and get an attorney that
specializes in QUICK, Quality Evictions at a discounted rate.
We will put your home in the MLS and put hundreds of other
agents to work for you. We often add a $200 or so
bonus in the MLS for those agents inspires them to show and
LEASE your home before others.
We
use marketing Videos that are the new trend in our
Industry.......
ok, I am setting it here in Brevard county, but I am
telling you it is the new trend! TENANTS LOVE TO BE ABLE
TO SEE THE ENTIRE HOME ON VIDEO AS THOUGH THEY ACTUALLY GOT IN
THEIR CAR ON SOMEBODY ELSE'S SCHEDULE AND WALKED THROUGH IT
THEMSELVES. THEY LOVE THE CONVENIENCE TO DO IT THEIR WAY ON
THEIR TIME SCHEDULE!
We have a full time Maintenance coordinator, full time Leasing
Agent, dedicated bookkeeper, full time Property Manager, a Full
time Sales agent to assist our Owners, an Inspector, an online
marketing administrative person.
We know what it takes.....this is a business and its
success does not thrive or fail based on one individual.
We have discount coupons available to our Owners and we
switch them up just to make sure you are checking.....sometimes
you can get a month for free just for checking the website.
