company is using technology older than 2 years they are
missing lots of bells and whistles that improve the reporting to
Owners and tracking of expenses, work order histories , etc.
Top Questions to ask
a Property Manager before hiring them.

1. Do they have a website
dedicated to property Management?
2. Does the property manager work exclusively in
Property Management?
3. How long have they been in Property
Management?
4. Do they belong to any trade associations that
further their education in their chosen
profession? How do they give back to the
profession? For example, teaching through the
Property Management Academy like Nancy Marshall
does. Are they members of NARPM and FARPM?
5. How do they market their properties? Do they
have a written marketing plan? Ask them when the
marketing will begin and how long it will be
repeated. Will it be one time, weekly, monthly,
what exactly. If they post to Craig's list do
they have a plan to refresh the ad at least
weekly so it does not get pushed to the bottom
of the list? Who is paying for the
advertising?...
6. What about marketing Videos? Yes, I said
VIDEOS! Imagine a tenant able to take a complete
tour of your home at 3:00 in the morning while
in jammies. If they like it they can even
complete the application on line....all at a
time they want to! We do it their WAY.
7. What is their average days on market for like
kind properties? Do they even know this answer?
8. Ask the Agent to provide what they have
leased over the previous three months per the
Multiple listing service. Ask for the customer
copy with photos (a search parameter in the
MLS), also tell them you want the summary sheet
of their listings which will show you the
average days on the market. If they have
properties that have been on market longer than
sixty days ask them to explain why.
9. When you look at their listings do they have
multiple photos showing off the property? Again,
look to see if they have any Videos marketing
the properties.
10. The MLS allows a search by agents that will
let you take a look at their listings, photos,
days on market and rental history. Ask the agent
you are interviewing to send you their current
listings in the MLS that are active now showing
all the photos, description and rental history
for the property. Pick at least two of the
properties and ask to call the Owners (pick the
ones with the longest days on the market) and
ask the Owners if they would rehire that agent.
